Construction work on 16 new condominiums from developer ZSD Corp has begun to go vertical at 1282 West Washington Boulevard in the West Loop. Concrete block has risen to form the east wall of the first floor, with one level of the center core rising at the center of the site. The west wall is just getting started, with stacks of palletized block and brick awaiting placement.

ZSD is also the general contractor for the five-story building, using plans created by SGW Architecture & Design. They landed a foundation permit for the project on June 17 and followed that up by scoring a $15 million full permit on July 20. According to the project website, 75% of the condos have been sold at prices ranging from 2.5 million to $3.1 million. Units feature four-bed and five-bedroom layouts, with two parking spaces allocated for each residence in the garage at ground level. ZSD plans move-in readiness in fall 2027.

To make room for the development, a single-story commercial building addressed as 1280 West Washington was permitted for demolition on June 3. Precision Excavation was still working on tearing that building down when we visited the site in late June, by which point the foundation permit was already in hand. New construction got underway as soon as demo work wrapped up.

The Chicago Zoning Board of Appeals approved several requests for the condos at its June meeting, including:

  • Application for a special use to establish residential use below the
    second floor
  • Application for a variation to reduce the rear setback from the
    required 30′ to 1.5′
  • Application for a variation to allow the location of the proposed
    building that does not meet the Pedestrian street building location
    standards
