Demolition Nears Completion For Condominiums At 1282 West Washington In West Loop

Demolition of a single-story, L-shaped commercial building at 1280 West Washington Boulevard in the West Loop has progressed from the rear of the structure through to the front wall. Demo contractor Precision Excavation received a permit to raze the structure on June 3 with a reported cost of $80,000. They’re tearing the property down to clear the site for a condominium development from ZSD Corp that gained approval from the Zoning Board of Appeals earlier this month.

There is more debris left on the site than there is building. And while that is sorted into piles, there are pallets full of bricks that have been collected for salvage, to be carted off and reused. You can catch a glimpse of them by peeking through the front door at the west end of the site, which was addressed as 1300 West Washington. The east half of the structure had the truss roof; there appeared to be only one section of that remaining when we were there on Tuesday, June 23.

As mentioned, the new condominiums, addressed as 1282 West Washington, received three approvals from the zoning board at its June meeting. Those approvals were:

  • Application for a special use to establish residential use below the
    second floor
  • Application for a variation to reduce the rear setback from the
    required 30′ to 1.5′
  • Application for a variation to allow the location of the proposed
    building that does not meet the Pedestrian street building location
    standards

ZSD Corp will do their own general contracting work on the new five-story, 16-unit development, with help on concrete from Adjustable Concrete Construction. They received a foundation permit on June 17 that came with a reported cost of $2 million. A permit to complete construction has been pending in the Chicago Data Portal since May 1st.  SGW Architecture & Design drew up the plans. With demolition nearing completion, expect construction work to get started as soon as cleanup is done. ZSD anticipates delivering the units next year.
