A two-unit residential building has been approved to replace a 140-year-old single-family home in Avondale permitted for demolition back in May. A permit for 2942 North Gresham Avenue that hit the Chicago Data Portal on April 22 came through with a reported cost of $500,000 on June 16.

The permit calls for a two-story plus basement frame structure, with Andy Kacprzynski of Pro-Plan Architecture designated as the architect of record. Details include a front wood balcony, front wood stairs, and an open wood porch on the rear of the building. There was no garage with the previous property, and a new one will not be erected. Instead, three surface parking spaces will be added at the alley behind the lot, and six-foot wood fencing and four-foot iron fencing will enclose the property.

The property owner and general contractor is Wawel P.A. Inc. of Park Ridge. They recently completed The Cristiana Collection three blocks northeast of here, which began with the demolition of Our Lady of Fatima Church on North Christiana Avenue back in 2024. Single-family homes there have been listed for sale, with one selling in May for $1.43 million. They purchased the 1886-built home at 2942 North Gresham for $320,000 back in February. Permission to raze that structure was issued on May 26, with Conrad Roofing of Illinois Inc hired for demolition at a reported cost of $14,000. It is not clear if the two new units will also be sold, or if they’ll be rental apartments.

CTA bus service is also nearby, via Route 82 one block northeast at North Kimball and West Barry Avenues, the #56 bus one block southwest at North Milwaukee Avenue, and Route 77 buses two blocks north at West Belmont Avenue.
