A new construction permit issued on July 21 allows for the development of an empty lot at 2711 West Wilcox Street on the eastern edge of East Garfield Park. The property owner, named as Marcus Gray in the permit, is authorized to build a three-story building with a basement level on the site. Boris Cubas is listed as the architect of record, with Campbell Construction & Development LLC handing the general contracting duties.

The permit specifies two dwelling units, but adds “with a basement apartment.” Generally, one would expect two units in a building with four levels to include a duplex-down and a duplex-up home, but the verbiage indicates the basement apartment might be a third unit. The homes will have roof access, metal stairs in front, and metal porches at the rear of all three levels. A frame two-car garage will be erected at the back of the lot accessed from the alley off South Washtenaw Avenue.
The subject parcel has been vacant since a city-ordered demolition permit of an 1893-built multi-unit residence in August 2023. Real estate records show Marcus Gray purchased the lot in 2024 for $50,000. The construction permit cites a reported cost of $200,000 for the new project. It is not known at this time if these units will be rentals or for sale as condos.

Residents of 2711 West Wilcox will live one block from north-south CTA bus access via Route 94 on South California Avenue to the west, and two blocks from east-west service via #126 buses to the south along West Jackson Boulevard. A four-block ride northbound on the #94 leads to the California Green Line elevated platform at Lake Street. Blue Line trains can be reached by using the eastbound Jackson bus to Western Avenue.
