A four-story residential building has topped out at 1321 North Ashland Avenue in West Town, as concrete block begins setting on the side walls for its attached garage at the alley. The brickwork on the front and side façades for the dwelling units appears to be complete, and an elevator enclosure is visible near the northeast corner of the roof top, which will also include a deck for residents. That should provide enough elevation for nice skyline views. The new construction permit allows balconies on the three upper floors; those have yet to be installed.

Developer and general contractor SRD Development Group received a permit to erect the red Architects-designed nine-unit building on June 3, 2024. Two months later, a permit was issued that allowed them to tear down the 1916-built multi-unit residence at 1323 North Ashland, the northern half of this double lot. The new building will include seven parking spaces in the attached garage and retail space on the first floor. An administrative adjustment approved in April 2024 allowed the increase in parking spaces in a Transit Oriented Development.

SRD’s website does not feature the new project, so details are unclear as to when completion is anticipated, and if these units will be for sale or offered as rentals.
