Foundation work is done, and construction is now underway on the first floor of the five-story, 32-unit residential development at 936 West Leland Avenue in Uptown. Concrete block has shaped the stair and elevator cores through the center of the site, and the front wall in underway at ground level. Along the alley, work on the north wall is just getting started.

A developer named as West Leland Avenue LLC received permission to begin building in November of last year, with excavation beginning this past March. Once foundation work wrapped up, it appeared progress might have stalled, but that wasn’t the case, as the first floor starts to grow. D.O.M. Properties is handling the general contracting duties, working with plans drawn up by ORG Inc. The permit, addressed to 940 West Leland, came through with a $9.5 million cost.

The five-story structure will hold 32 dwelling units, 30 of which will occupy the four upper levels. The ground floor will have two units, along with a six-space garage, the lobby, an exercise room, and 36 bicycle spaces. The rental apartments are expected to include six studios, 11 one-bedrooms, 14 two-bedrooms, and a single three-bedroom floor plan. Six units will be set aside as affordable. Completion is anticipated in 2027.
The building replaces long-vacant parcels mid-block on a dead-end portion of West Leland Avenue just east of North Sheridan Road. Unlike the street. the alley behind it, from which the garage will be accessed, goes through eastbound to Clarendon Avenue.

Tenants will be surrounded by CTA transit options. Route 151 buses stop at the corner of Sheridan and Leland, and the #81 bus is less than two blocks north at West Lawrence Avenue. Other nearby routes include 36, 78, 136, 146, and 148. The newly renovated Lawrence Red Line elevated train platform is less than half a mile northwest at Lawrence Avenue, next to the Aragon Ballroom.
