A frame home at 1139 West Altgeld Street in Lincoln Park built in the 1880s will soon be replaced by six new units. A developer using the entity of 1137-39 Altgeld LLC got a demolition permit for the property on July 14, the same day as the application start date, with Builder Luxury named as the demo contractor at a reported cost of $20,000.

Real estate records indicate the LLC purchased the home and its side yard to the east on May 1 for $3.45 million. They now have a pending permit in the Chicago Data Portal to erect a fully-sprinklered three-story plus basement masonry building on the two lots. Details include front open decks on all three levels, occupiable roof decks with pergolas and a stair enclosure, and rear stairs. The demolition permit calls for the removal of a frame garage at the alley, but Street View images as of September 2024 show only a concrete parking pad. There is to be a six-car masonry garage erected with a rooftop deck and pergola of its own, per the pending permit. Six bicycle spaces will also be provided. Iron fencing and six-foot privacy fencing will enclose the property.
Michael Cox & Associates is named as the architect of record for the redevelopment; a general contractor is not yet listed. Considering the amount paid for the property and the 1-to-1 parking-to-residence ration, it is presumed the new units will be offered as for-sale condominiums.

Occupants of 1137-1139 West Altgeld will reside within a three-block walk of the Fullerton red/Brown/Purple Line elevated platform on West Fullerton Avenue to the east. The #74 Fullerton bus makes eastbound and westbound stops two blocks to the south, and the Route 8 Halsted north-south bus is available four blocks east at Halsted and Altgeld Streets.
