Evergreen Garden Progress Reaches Top of Fourth Level. But Is It Still Progressing?

Construction work has risen through the fourth floor on the first phase of Evergreen Garden at 2128 North Tan Court in Chinatown. Levels two through four appear to be propped up on stilts, as the first floor, which will contain amenity spaces, a community lounge, offices, covered parking, and bicycle storage, remains unencumbered by walls. The upper floors are enclosed and have window openings.

On its way to six stories, this phase of Evergreen Garden will hold 100 condominiums for seniors in studio, one-bedroom, and two-bedroom floor plans. FitzGerald is the design architect, with MPI Contracting pulling double duty as developer and general contractor.

Our visit was on a weekday in early June, and the construction site was empty, not just of crew, but there isn’t much equipment on site either. Foundation and full permits were issued in spring 2024, then it took some time for construction to get started. We last stopped by in March 2025 when foundation work was going strong. Slow progress to be sure, but hopefully work is still active. An April photo from Chicago Cityscape showed the building up through the third level, so work has been ongoing recently.

Evergreen Garden lies adjacent to the south end of Ping Tom Memorial Park along the South Branch of the Chicago River, but the railroad tracks block direct access to the park. The entrance is about a three-block walk away, off 19th Street.

Residents will live within three block of Route 21 and 62 CTA buses. The Cermak/Chinatown Red Line station is four blocks away, and the Cermak/McCormick Green Line platform is two to three blocks further west. The Route 24 Wentworth bus is available about five blocks northeast at Clark and 18th Streets. While the Orange Line whistles past the back side of the site, its nearest stop is almost a mile away at the Halsted platform.
