One parcel on a vacant swatch of South California Avenue in North Lawndale has been approved for a new three-flat. The city issued a permit for a three-story, three-unit building at 1124 South California on May 1 with a reported cost of $450,000. It had been pending in the Chicago Data Portal since February 10, a duration of 58 business days.

The permit names the entity of TA Development LLC as the property owner and developer, Peter Sterniuk as the architect of record, and Keos Realty LLC of Parkland, FL as the general contractor. Construction is to include rear porches on the two upper levels connected by a stairway. Three surface parking spaces will be placed at the alley running past the back of the lot.

There are three empty lots between the existing homes here, but currently there are no other permits pending for either of them. The only one that had a recent improvement, 1124 South California, saw a three-story masonry building ordered demolished by the city back in June 2010. Just a few doors to the south, a single vacant lot at 1134 South California was awarded a three-flat permit of its own back in September. Google images from November show that building under construction.

Located mid-block between West Roosevelt Road and West Fillmore Street, 1124 South California provides access to the CTA’s #94 and #12 buses within a half-block’s walk. A four-block walk west to South Western Avenue leads to Route 49 and X49 buses, which can be used to connect with Blue Line trains to the north at the Eisenhower Expressway and Metra trains to the south at the Western Avenue BNSF station.
