The first of two three-flat residences was permitted on May 5 for the southeast corner of South Calumet Avenue and East 41st Street in the Bronzeville neighborhood. The issued permit is for the building just off the intersection, at 4104 South Calumet Avenue. It is to be a three-story, three-unit masonry structure; no basement is mentioned. A rear stairway will connect all three floors at the rear of the building, with decks on the top two levels and a patio in the back yard. A three-car garage will be erected on the alley off 41st Street, which runs below the passing Green Line elevated tracks.

The permit names Landex Holding Company as the developer, with Charles Schwartz as the architect of record. Crown Construction Company of Oak Lawn will handle general contracting duties. The reported cost on this permit is $450,000. An identical permit for three units and a garage at 4100 South Calumet remains pending in the Chicago Data Portal. Both 4100 and 4104 show application start dates of February 24; 4104 waited in the portal for 70 days.

We have seen this three-member development team at work in Bronzeville before. They received a permit in May of last year to construct a three-unit building at 4331 South Indiana Avenue. Google images as of October 2025 show that project under construction. A Zillow listing depicts a completed building, with the third-floor unit available to rent. It is presumed the six new Calumet residences will be rentals as well.

Residents of 4100 and 4104 South Calumet will live within two blocks of both the 43rd and the Indiana Green Line elevated platforms. There are also numerous bus lines with stops nearby. Route 3 buses stop one block east on South King Drive, and #29 buses stop four blocks west at South State Street. For east-west travel, Route 39 and Route 43 are within two-block walks to the north and south, respectively.
