The City of Chicago issued a permit on the 3rd of April to allow construction of a four-story plus basement, three-unit residential building at 1480 West Huron Street in West Town. The permit cites a reported cost of $1,513,200 and shows an application date of March 13, a wait in the data portal of just 21 days.

EZMB LLC is the developer and general contractor. Details in the permit include rear porches on all four levels connected by a stairway, a balcony on the front of the third story, and a rooftop deck with stair enclosure. A detached three-car garage at the alley in back will also be topped by a roof deck. Hanna Architects is named as the architect of record. The unit count and parking ratio point toward for-sale condos consisting of one duplex-down occupying the basement and first floor, a single-floor unit on the second story, and a duplex-up on levels three and four.

A pending demolition permit looms in the data portal for the existing two-story frame structure, which sits on a corner lot formed by West Huron and North Armour Streets. According to real estate records, EZMB purchased the 1878-built house in March for $755,000.

1480 West Huron is located two blocks from stops for north-south CTA Route 9 and X9 buses at Ashland and Chicago Avenues. Those buses can be used to connect with the Ashland Green/Pink Line elevated platform about three-quarters of a mile south. Eastbound and westbound Route 66 buses stop two blocks north along Chicago Avenue, and can be used to connect with the Chicago Blue Line subway station about half a mile east.
