Details have been revealed for an upcoming mixed-use development at 3265 West Armitage Avenue in Logan Square. Located mid-block between North Sawyer Avenue and North Spaulding Avenue, the project has been in the works since last fall, according to the local alderwoman’s website. The development is set to replace a large parking lot and an adjacent building.

Led by Chicago-based DG Advisors Group, the project would rise just steps away from the local bar Best Intentions, recently named one of the best bars in the nation. Design efforts are being led by local architecture firm 360 Design Studio, with the building set to rise five stories and reach approximately 60 feet in height.
The project calls for 1,800 square feet of commercial space on the ground floor, which will be rented at a reduced rate for local businesses. This space will be accompanied by a small lobby and a 16-vehicle parking garage at the rear. The upper levels will contain 31 residential units, consisting of studio, one-, two-, and three-bedroom layouts per Block Club.

Of the total units, six would be designated as affordable. While select units will feature small private balconies, all residents will have access to a shared rooftop deck with north-facing views. Market-rate rents are expected to range from $1,500 to $3,500 per month. The project will now need to gain local approval before advancing to the city; no timeline has been announced.

Hope so. I really like how the corbelling matches the neighboring building.
If you look at the streetveiw pic, the neighboring building doesn’t exist irl.
Nvm, that building next to the parking will be demoed, so the rendering shows the next building after that with brick cornices.
I wish more infill developments looked like this, tastefully emulating the classic brick design of a century or more ago. Why aren’t more developers doing this?
