Mixed-Use Development Proposed In Logan Square

Details have been revealed for an upcoming mixed-use development at 3265 West Armitage Avenue in Logan Square. Located mid-block between North Sawyer Avenue and North Spaulding Avenue, the project has been in the works since last fall, according to the local alderwoman’s website. The development is set to replace a large parking lot and an adjacent building.

Led by Chicago-based DG Advisors Group, the project would rise just steps away from the local bar Best Intentions, recently named one of the best bars in the nation. Design efforts are being led by local architecture firm 360 Design Studio, with the building set to rise five stories and reach approximately 60 feet in height.

The project calls for 1,800 square feet of commercial space on the ground floor, which will be rented at a reduced rate for local businesses. This space will be accompanied by a small lobby and a 16-vehicle parking garage at the rear. The upper levels will contain 31 residential units, consisting of studio, one-, two-, and three-bedroom layouts per Block Club.

Of the total units, six would be designated as affordable. While select units will feature small private balconies, all residents will have access to a shared rooftop deck with north-facing views. Market-rate rents are expected to range from $1,500 to $3,500 per month. The project will now need to gain local approval before advancing to the city; no timeline has been announced.

  2. I wish more infill developments looked like this, tastefully emulating the classic brick design of a century or more ago. Why aren’t more developers doing this?

  5. It seems to be an AI generated rendering. Hopefully just an upscale to what they mocked up to present a better image. Otherwise, I wouldn’t hold my breath for it to look that good

    • You can’t just change the way the building looks after getting it approved. I do not see any signs that this rendering is AI-generated. It just appears to be low-resolution.

    We need to universally change the zoning in the city to allow 4-5 story buildings with retail in dense areas such as Logan Square. To require 20% affordable, need alderman approval, etc. when we can just build these as of right leads to a lot of corruption, time wasted and a big housing shortage. Look at the rents and home prices in Chicago the last few years. Very little new development because of the 20% affordability requirement and high, unpredictable taxes. I’m not sure the bill Pritzker is trying to pass exactly, but I hope that would help with some of this.
