Jigzibik Continues Progress On Irving Park Road

Jigzibik, a first-of-its-kind rental development for Chicago at 2907-2917 West Irving Park Road in Irving Park, has been installing windows on its exterior facades as its progress continues. Most of the glass is in place on the back of the building, with the north facing along Irving Park Road almost halfway done. Balconies have been framed in, and many now include their glass doors. The first-floor space remains open to the elements, but that too should be enclosed soon. Multi-toned exterior brickwork is also in the building’s near future.

Named for a Potawatomi word meaning “at the river’s edge,” Jigzibik is the first affordable housing development in Chicago intended for the Native American community. Delivered by Visionary Ventures with Full Circle Communities, the project will bring 45 dwelling units on levels two through six, including 10 studio units, plus 15 one-bedroom, 10 two-bedroom, and 10 three-bedroom floor plans, for applicants earning 15 to 60 percent of the Area Median Income. The first floor will include a commercial space meant for a non-profit tenant, the residential lobby, supportive services, and the development’s management and maintenance offices. The seventh level, the building’s highest floor, will feature a rooftop deck, a community room, and a computer lab/library. There will be 16 parking spaces outside, though some will be under the building’s cover.

Canopy is the design architect, and their website describes Jigzibik this way:

“The building design focuses on the expression of Native American culture through the themes of environmental stewardship, connectivity to nature, health, wellness, and intergenerational passing of knowledge for building residents and members of the larger community.”

Skender is the general contractor for the building. They received a full permit addressed as 2909 West Irving Park Road for construction on May 6 of last year, with a permit following in June to tear out the remnants of a previous concrete foundation. Just last week, they got permission to install a pair of passenger elevators.

The development team broke ground on the project in June of last year. Neither Visionary Ventures nor Full Circle Communities mentions an opening date on their respective project websites, but initial timelines approximated a 12-month construction cycle. If that schedule holds true, that would allow for the first residents to begin moving into their apartments three to four months from now.

    I’d also love to see this design retried on a supertall version one day…

  2. Always good to see something that breaks out of the cookie cutter mold, i.e the building next to it lol.

  3. Canopy really nailed it on this one! Such a great way to break up the massing while maximizing space for windows and balconies. Hope others take similar approaches.
