A foundation and superstructure permit issued by the city on April 24 allows construction to begin on The Clifton, a five-story, 40-unit residential development at 4725 North Clifton Avenue in Uptown. Developer CEDARst Companies and general contractor Method Construction Services are the recipients of the permit, which entered the Chicago Data Portal on June 23 of last year.

The Clifton will occupy the south third of a surface parking lot at Clifton and Lawrence Avenues, right next to the newly-reconstructed Lawrence Red Line elevated platform. This is one of Uptown’s most entertaining locations, with the Aragon Ballroom, Riviera Theatre, and the Green Mill all within a one-block radius. Hirsch MPG is the design architect of the building, which is to include retail space and a lobby on the first floor, with the residential units occupying the four upper floors. There will be no parking in the building. The rental apartments are expected to include 12 studio units and 28 one-bedroom layouts.

The superstructure permit allows for work through the second level of the building, and includes a reported cost of an even $1 million. A permit for the remaining floors has been pending since July. CEDARst Companies secured a $7.6 million construction loan this winter, according to a report from Associated Bank.

Residents of The Clifton need only walk to the north end of their block to access the Lawrence Red Line platform, where eastbound and westbound Route 81 buses are also available. For north-south travel, the #36 Broadway bus stops half a block northwest at Lawrence and half a block south at Leland Avenue. Route 151 stops three blocks east on North Sheridan Road.

  2. Love this! Fills a gap in the urban fabric with thoughtful design.

    • Indeed!

      Hopefully the recently adopted new zoning rules for Broadway will accelerate building more similar transit-oriented developments along the stretch. Tremendous potential!

    • Would love if this is just the first phase with similar projects planned on the remaining northern portion of this parking lot.

      • All of the surface lots in this area should go, but the tiny wrinkle is this intersection need event parking for the Aragon, the Riv and maybe someday, the Uptown.
