Werner Bros. Redevelopment Advancing In Rogers Park

Plans are moving forward for the mixed-use redevelopment of the historic Werner Bros. Storage building and the adjacent commercial structures along the corner of West Howard Street. Located at 7603 North Paulina Street in Rogers Park, the project has been in the works for several years and has gone through various iterations and changes in density.

Following additional design updates last year, developers Housing For All LLC and Visionary Ventures have submitted their plans to the Chicago Plan Commission for review this April. Design work for the project is being led by architecture firm Cordogan Clark & Associates and calls for a new eight-story structure along the street corner, connected to the Werner Bros. building.

The historic five-story structure will be preserved, with its facade refreshed, while the interior will be largely gutted and converted into 20 units. The new, taller building next door will be anchored by 5,000 square feet of commercial space aimed at retaining existing tenants. The upper floors will contain an additional 60 units, all of which will be designated as affordable.

With 80 units in total, residents and guests will have access to 28 parking spaces, including some within the existing parking lot to the north. The brick-clad building will be accented with cast stone details. The development team originally hoped to break ground this summer, with construction expected to take just over a year to complete.

  2. Several years and that’s what they came up with??? At least replace the cornice on the historic building! And, the new building is not only cheap looking, but also does not compliment and in fact has no relationship with the historic building. The only positive to say is they are adding housing.

    • They didn’t reproduce all the amazing details in the renderings that currently exist on the historic Werner building so the cornice will still be there

  3. It’s horrible. The mayor should be ashamed; Chicago is turning into a 3rd world city.

  4. With peace and love what are you all talking about 🤣 this looks like an awesome development. Make a website called “Chicago NIMBY” and go spew your naiive and irrelevant architectural criticisms there. The rest of us will try to solve the housing crisis with transit oriented densifying affordable housing projects like this.
