It took some time to get started, but now progress on a new condo building on West Briar Place in Lake View has risen to its top floor. GVP Development got a foundation permit for 453 West Briar Place way back in November 2023. After purchasing and demolishing a pair of homes on adjacent lots, a full permit was issued on May 21,2024. The site remained idle for awhile before coming back to life when site prep began in November 2024.

Foundation work got underway, and by May of 2025 things appeared to be moving along well, but then slowed down. That is no longer the case. Work by general contractor Maris Construction has reached the top floor of the five-story, six-unit condominium building designed by SGW Architecture & Design. Without an alley running behind the property, each condo will be allocated two parking spaces in a 12-car garage entered by a curb cut at the front of the building.

The current project is the more grandiose of two plans GVP had in mind for the site. They got a permit to construct a four-story, three-unit building with five parking spaces back in June of 2022 with a reported cost of $750,000, but they were able to buy the second parcel in July 2023 and change course, opting for the larger building with more units. The total purchase price for the two homes came to $3.5 million, according to real estate records.

Can anyone in the industry shed light on the difference in cost between a facade like this and a Hanna black box? An extra $100-$175k? I get that units in this building are selling for more than entire Hanna buildings, but man it looks good!

Ornamentation and decoration! They’re all you need, really. Especially in older neighborhoods.
