A new residential building will fill a gap in the street wall on West 22nd Place in the Pilsen Neighborhood. 1830 West 22nd will be a four-story, five-unit masonry structure. A permit came through on February 25 with a $1 million reported cost, 40 days after its application date of December 15.

There will not be a basement for the new building, but the first floor will sit below street level, as is the case with most of the structures on the north side of this street. There are no architectural details included in the permit. The Committee on Zoning approved an application in October to change the zoning designation from RS-3 Residential Single Unit District t0 RM-5.5 Residential Multi-Unit District. A masonry two-car garage on the back of the lot at the alley will remain.

Guider Group, LLC is named in the permit as the architect of record, with Hernandez Concrete, Inc providing general contracting services.  Guzman Development Group is the property owner. They also own the building next door at 1832 West 22nd, for which they received a permit for interior alterations in October 2022.

Residents of 1830 West 22nd Place will live within a block’s walk of east-west CTA service via Route 21 buses along West Cermak Road. Route 50 buses run north and south two blocks to the west at South Damen Avenue, and #60 buses are available two blocks south on South Blue Island Avenue. The Damen Pink Line elevated platform is less than four blocks northwest just north of 21st Street.
