A condominium development at 5428 North Winthrop Avenue in Edgewater is nearing exterior completion ahead of its spring unit availability. Twelve condos are under construction here, replacing a 1905-built frame residence permitted for demolition in April 2025. The east façade of the building is all business now, while finishing materials continue on the sides as well as the rear, where suspended balconies are already in place.

Chicago developer BM International Builders received permission on July 17 to erect the four-story plus basement elevator building, at a reported cost of $3,580,200. The property, which backs up under the passing Red Line elevated tracks, will include a six-car garage accessed from the alley. A 42-inch iron fence will face the sidewalk along Winthrop, while taller wood fencing will enclose the sides of the lot.

The residences will have front and rear decks and balconies, and the fourth floor will be topped with a roof deck. BM International is acting as their own general contractor, working with plans designed by Hanna Architects. The two- and three-bedroom condos are listed by Compass showing spring availability.

Residents of 5428 North Winthrop will be within a two-block walk of a pair of Red Line platforms, with the Bryn Mawr stop to the north and the Berwyn station to the south. Nearby bus stops include Route 36 one block west at Broadway, and Route 136, 147, and 151 stops two blocks west at Sheridan Road.

Welcome to the block sore thumb.
Eh, it won’t be that bad when the trees are grown in and the CMU blocks are covered with bricks. We’re gonna need a lot more of these buildings on our wider lots where they exist. This looks like new infill in Minneapolis or Seattle (but worse, of course)
Not covered in brick though. Only painted block. Look at the photo of the north elevation, the south and west are not yet painted in these photos.
Ah yes that is paint. Too bad. I hope it’s maintained.
I do not think the CMU is getting covered in bricks, it looks to be painted black on the north facade, & they seem to be priming the west facade, which would imply that it will get its black coat next.
I had thought it was some kind of flashing for decorative bricks. Shame.
This is a great building that fits in with the majority of the buildings on the block. It looks out of place from the photos because its 2 neighbors are the only single family homes on either side of the block.
Curious about the other 2 unit layouts that are not included in this article.
The people complaining about this are the same people complaining about the lack of units and housing available. You can’t have it both ways. Victorians will have to be torn down to create more units. These same people are advocates for affordable housing units which take 4x longer to build are sometimes 6x the cost. Private enterprise building these types of buildings is the only way to efficiently increase units.
Sorry buddy, these 12 market rate units in a highly-desirable neighborhood will do nothing to move the needle on the affordable housing crisis. And while this four square house isn’t a huge loss, we have enough available land in Chicago that we really don’t HAVE TO tear down existing stock.
