The ironwork has been tied into the curved wall for the east facade of the building, and concrete block is underway to start giving form to the structure. Additional masonry work is on view at the west side of the construction site, with brickwork outlining the first floor.

Base 3 is the developer and general contractor here, working with designs by Red Architects. The five-story, 48-unit project was permitted for construction in September, and excavation kicked off in November. Plans for the building call for a shared rooftop deck atop the fifth floor, with a 15-space parking garage and one retail space of approximately 2,300 square feet fronting North Avenue at street level. There will also be storage for 50 bicycles.

Base 3 has announced their intentions to have units available come spring of next year. 750 West North has its own website, but as yet, no rates are shown for the units, though there is a portal for receiving updates.

  1. I spent my entire life going past this curve in the tracks dreaming of something being built here, & it feels surreal that it is finally happening.

    • I agree, kind of still bummed that the 2018 proposal that was 8 stories tall didn’t move forward, but just happy that something is being built at this point.

    • SAME! It spent far too long as a parking lot.

      • Indeed, a parking lot that was almost never used. That is the kind of scenario that should be taxed into being nearly an impossibility. This is low hanging tax revenue just waiting to be collected by strongly encouraging more productive uses (i.e. housing, not parking) throughout the city.

        • For a cash strapped city it’s such a no brainer. If we couldn’t get BCH passed though its unlikely anyone will try something like this for a long time. The real estate lobby is crazy powerful.

  2. Awesome. Now we just need to cover the parking lot across the street at 711 W North with housing too.

    • Straight up!!!! Lol!!

    • There were also approved plans to build a tall highrise on Clybourn and Weed St but I haven’t heard any news since. Hopefully it doesn’t get cancelled bc it would probably encourage more towers around there which is a great area for it instead of the suburban commercial and 1 story buildings we have around there now

  3. I would say I’m gonna miss the shortcut of going through the parking lot to get north onto Halsted but I couldn’t be happier this is going up. It matches the historical building next door nicely.

@Eric, one can dream! I saw a headline about a parking lot in Jersey City selling for 10x its assessed value….
The big residential building around 650 w north seems to be doing well. It replaced a strip mall with too much parking about 8 years ago. I’d love for the CB2 strip mall to be replaced as well.

  4. We have the same issue in Chicago that assessed values for vacant lots are almost always too low vs. market values. I’ve seen vacant properties get sold the last few years at 5x or more their assessed values. Not sure why this longstanding issue has been so hard for the assessor’s office to address …

    • Assessed valuation has no relationship to the selling price of either your home or an empty lot. The property taxes may seem low but that’s because the property isn’t developed.

  5. So did Daniel Schell crawl up the el tracks to take these photos or did he stand between cars and click away as the train went past?

  6. Nice design and added density right next to a red line stop. This area really should be more dense, now we just need 1565 N Clybourn Ave to actually get built and hopefully that will encourage developers to turn 1 story commercial in this area into mixed use density as it should be
