Commercial Leasing Begins For Thompson Center Redevelopment

Additional interior renderings and a new website have been revealed for the ongoing redevelopment of the Thompson Center at 100 West Randolph Street in The Loop. The iconic structure dates back to 1985 but had long been plagued by maintenance issues, until a group of local developers partnered with Google to remodel and reposition the property.

Led by The Prime Group and Capri Investments, the 17-story structure was stripped down to its frame in order to provide blank Class A office space designed by JAHN. As of earlier this year, the exterior has also been largely re-clad in energy-efficient glass. This, coupled with a new smart HVAC system, will address many of the building’s previous shortcomings.

Recently, Google also received a permit to begin interior renovations across the lower nine stories. Local firm Partners by Design has been working on the $85 million plans, which call for a new office lobby, central kitchen, bike storage, food hall, restaurant, conference spaces, lab space, and general office space within Google’s footprint.

This leaves the upper floors of the structure available for additional office tenants, along with retail space along the lower levels and within the interior atrium. The new website highlights curated retail mixed with food and beverage options open to the public and connected to transit. For office tenants, it touts floor-to-ceiling glass, nine-foot ceilings, long column spans, and integrated technology.

The development team has brought on CBRE to lease the majority of the six upper floors of office space, while the State of Illinois will retain a small amount of space within the building. The retail space is being leased by Savills. The over-$250 million project is on schedule for completion later this year, with Google expected to move in soon after.

  1. This looks like a fabulous re-do. And it will finally bring life into what has been such a dull area for so long. To think that this incredible building was in danger of demolition. Thanks to Google and the funding that are making it happen.

    Beautiful just Beautiful rendering! Can’t wait for a guided tour and possible use of the new Clark and Lake Station. Certainly hope to attend conferences in the new space. Great times at that building! Security will be a challenge in such a large open space and preset entry would require further thinking. Good ideas on securing large open spaces can be found at the Old Post Office Building.

  3. Watered down. They could have updated the mechanicals without taking away all the quirkiness. JAHN did this? Looks more like HGTV.

    This is going to be amazing. And having 2,000 Google employees will help this area a ton. I’m so excited to see how this plays out and if this will spur more development and fill some vacancies in the area, along with changing some of the office space to residential in the area. I’m wondering how it will negatively affect the West Loop though with Google moving here. Hopefully, they are on enough solid ground to rebound when Google moves here.
