Concrete block has reached the fourth level for the residential development next to the Belmont CTA platform at 919 West Belmont Avenue in Lake View. That’s where Mavrek Development is erecting a five-story, 46-unit building marketed as Belmora. There’s also a brief glimpse of brickwork at street level on the structure’s east façade.

Eckenhoff Saunders Architects designed the project for Mavrek, who are performing their own general contracting duties. They got a permit to begin construction on August 5 of last year, and it came through with a reported cost of $8 million. A permit to add one passenger elevator was issued on February 11.

The building will include studio apartments, one-bedroom, and two-bedroom floors plans for rent, with select residences featuring suspended balconies. All dwelling units will be contained within the four upper floors, with the first floor adding 5,800 square feet of retail space, a fitness room, and a residential lobby. Parking for the Transit Oriented Development will be limited to just half a dozen surface spaces.

The construction site was cleared of a row of two-story apartments over retail spanning 915 to 925 West Belmont last year. That work was authorized under a single demolition permit issued to 915 West Belmont on July 18, with work getting underway immediately. A.G. Coyle Development was named in that permit as the demo contractor at a reported cost of $185,000.

Belmora is about 100 feet from the Belmont Red/Brown/Purple Line elevated platform, and the #77 Belmont bus also stops here. One block east at North Clark Street are stops for the #22 bus, and one more block beyond that are stops for Route 8 buses at North Halsted Street.

  1. This thing is kind of junky. A little too much value engineering from Mavrek recently

  2. I know they’re leaving a portion of this site undeveloped, clearly to do some kind of future phase II with the Ann Sather site that was originally included in the large scheme but until then, the open space next to this building really hurts the dense, walkable feel of this street.

    • Yes it really does, in the way so many urban design books discuss so clearly. In the meantime, hopefully it at least gets used for outdoor space for people instead of parking cars.

    • Yup, and you know it’ll be years before anything is put there so we’ll likely be stuck walking by a quasi parking lot that further impedes pedestrian activity for a while.
