A small gap in the Milwaukee Avenue Street wall in Wicker Park will now be plugged, thanks to a permit issued by the city on January 21. At 1280 North Milwaukee, Kiferbaum Development Group got permission to erect a four-story on slab building, with no basement. They filed their application on July 23 of last year, and it came through with a reported cost of $2 million.

The three upper floors will contain three dwelling units, presumably one per floor, though that has not been detailed. The ground floor will contain a two-car EVSE-ready garage and spots for three bicycles, plus retail space. It is likely the garage will be accessed from the alley running parallel to Milwaukee Avenue off Paulina Street.

The permit does not mention roof decks, balconies, or terraces to provide outdoor space. Designs were drawn up by Jonathan Splitt Architects, and Kiferbaum will do their own general contracting work. A request for renderings and further details about the building and units has not yet received a response.

1280 North Milwaukee is located one block north of the Division Blue Line subway station at the Division Street/Ashland Avenue/Milwaukee Avenue six-way intersection. Stops for the CTA’s 9, X9, 56, and 70 buses are also located at that junction. The Route 70 bus can also be accessed via a one-block walk south directly to Division Street.

  3. A long time coming and a welcomed infill. This area has added so much density in the last decade.

    Has anyone heard any more news about the old CVS building. I heard that it was going to be a Whole Foods. This same person was spot on about the Chic-fil-a moving into the old Dunkin’. Whole Foods seems like an unusual move though. Size wise it’s more suited for a Fresh Market, which I think will do well in the area.
