A demolition permit issued by the city on January 20 will clear a Lake View lot for construction of two new dwelling units. An 1890-built home at 1502 West School Street well be replaced by a three-story plus basement structure from VM SRG Development LLC, according to a permit pending in the Chicago Data Portal since since the 9th of this month.

Tir Conaill Concrete is named as the demolition contractor at a reported cost of $35,000, as cited in the permit. Real estate records show the frame-construction home was sold in December to the LLC. They’ve brought on 360 Design Studio to create plans for a two-unit building to include a private roof deck. rear porches and balconies on all three levels, and a detached two-car garage with a rooftop deck of its own. Wood and ornamental iron fences will enclose the property, which is one door west of the intersection of School Street and North Greenview Avenue.

A general contractor has not yet been identified. The presence of two dwelling units across four levels of the structure indicates these might be for-sale condominiums comprising one duplex-down and one duplex-up. No timeline for construction has been made public, but it is presumed demolition will begin posthaste.

  2. It is quaint, but it’s also the smallest house on the block. A three flat will align with the surrounding buildings and add nice density
