A demolition permit and a permit for new construction issued on December 3, 2025 mean the end of Lola’s Coney Island, a fast-food joint at the corner of West Chicago and North Francisco Avenues in Humboldt Park. Lola’s announced their closure in an Instagram post on October 30, though they will still operate their food truck.

The demolition permit is assigned to Lola’s address at 2858 West Chicago Avenue. B&K Concrete 1 was named as the demo contractor at a reported cost of $10,950. The building might already be gone.
The new construction permit, addressed as 2854 West Chicago Avenue, was applied for on July 9 of 2025, and it’s a two-parter. First, a four-story building will be erected in Lola’s place, and it will contain 15 residential units. There will be balconies for the units on the three upper floors, ground-floor retail space, and slab parking for six cars. Also included in what is actually a renovation permit is a third-floor addition to the existing two-story office building at 2854 West Chicago, which is the home of developer and general contractor Eco Development I Inc. Hanna Architects is named as the architect of record for the renovations.

The new residences are well served by CTA bus service. A block west, the #66 Chicago, #65 Grand, and #94 California routes all make stops. For rail travel, the Kedzie UP-W Metra station is one mile southwest, and two blocks south of that is the Kedzie Green Line elevated train platform. The #52 Kedzie bus, available at Grand and Sacramento Avenues, can be used to connect with either train.

Good project in a good location. Well-served by transit, plenty of establishments nearby (Continental, Suncatcher, California Clipper, Hi Lo, Beetle), close to Humboldt & Smith Parks, protected bike lanes on Grand and in progress on Humboldt.
Restoring a classic brick building and adding significant density. Love to see it.
I can confirm the building is gone now – it was demolished mostly during December 29th.
