The Chicago Plan Commission has approved the mixed-use development at 1060 West Van Buren Street in the West Loop. Located on the corner of South Aberdeen Street, the proposal has been in the works for over a year and will involve the redevelopment of the existing Universal Overall Co. lofts building, as well as the construction of a new tower on its adjacent lot.

The proposal is being led by F&F Realty and was set to be reviewed by the commission late last year but was deferred for an undisclosed reason. The project’s tower will rise 27 stories and reach 290 feet in height, with its lower levels featuring a brick façade with large punched-in windows to complement the adjacent historic loft structure.

Both structures will be connected at the ground floor and the 11th floor, with the remaining levels operating separately. The ground floor of the historic loft building will include a 1,500-square-foot retail space, a dog wash, a 3,900-square-foot coworking lounge, and a 3,000-square-foot fitness center for all residents. The upper floors will be entirely residential.

Adjacent to this will be the newly built tower. Its ground floor will contain its own elevator lobby, leasing office, bike parking, and a ramp leading to the parking garage. The garage will occupy the next four floors and include 106 parking spaces. Above this will be the remaining residential units, along with a large rooftop amenity space and an outdoor pool with views of downtown.

In total, the project will include 325 apartments, consisting of 94 studios, 119 one-bedroom units, 57 one-bedroom-plus-den units, 52 two-bedroom units, and three three-bedroom layouts. Of these, 65 units will be designated as affordable. The project will now require final approval from City Council before moving forward. The development team hopes to begin construction in the second half of 2026.

It’s good to see redevelopment of the West Loop that incorporates some worthy preservation. Every new building cannot be distinctive or iconic, and my guess is that the industrial, 100+ year old Burnham-designed Overall building exterior will get more love from posterity than the brand new 21st century addition.
