A permit for new construction was issued this month by the City of Chicago to erect a residential building on the vacant lot at 2006 South Allport Street in Pilsen. The subject parcel stands on a corner site formed by the alley that connects to the rear of the property, adjacent to Perez Elementary School immediately north.

The developer is a private entity registered to an address in Oakbrook, with Hanna Architects responsible for design work. The three-story plus basement, six-unit building will have a rooftop deck and stair enclosure. A detached two-car garage will be added at the alley, along with one surface parking space.  A zoning amendment was approved in May to reduce front and rear setbacks and to relocate open space from the back yard to the roof deck. The application to build was filed on October 28 of last year, and it came through on January 8 with a reported cost of $1.62 million. JM Properties 88 LLC is listed as the general contractor.

2006 South Allport is less than two blocks from the CTA’s east-west #21 bus route on Cermak Road. Routes 9, X9, 18, and 60 are all within a four-block walk. The closest elevated train access is the 18th Pink Line platform, about six blocks northwest near 18th and Paulina Streets.
