A developer from Bridgeview, IL has added another permit to their collection of three-flats for the city’s Grand Boulevard and Bronzeville neighborhoods. APMW Development Corporation got permission to erect a three-story, three-unit residential building at 4840 South Calumet Avenue on January 9, four months after filing a construction application. At $440,000, the reported cost is in line with other three-flats they’re delivering on the South Side.

Designed by architect Charles Schwartz, the new masonry building will have no basement, but will include a private roof deck, rear steel egress stairs, and a rear concrete patio. Three surface parking spaces will be included at the back of the lot off the alley. APMW will provide their own general contracting services.
The subject parcel is a long-vacant lot mid-block between 48th and 49th Streets, with several vacant lots around it. A Google image of this property shows a billboard for “Casa Cu4tro” but online information about a development of that name has been difficult to find, and there are no pending permit for the lots north of this one in the Chicago Data Portal to indicate this will be a multi-structure project.

APMW and Charles Schwartz have been teaming up often in the Grand Boulevard Community Area. Among their developments are a trio of three-flats permitted for 4130-4134 South Calumet on January 15 of last year, and two three-flats permitted a couple of weeks apart for 4206-4208 South Calumet during that same month. Street View images from June show all five buildings under construction. More recently, this team received a permit for an additional three-unit building just south of here at 5317 South Indiana Avenue in Washington Park.

It is not yet known if the newest construction will begin immediately, or if work needs to wrap up on the other three-flats before getting underway here.
