Abrams Intergenerational Village Scores Full Building Permit For 71 Units In Washington Park

The City of Chicago issued a permit on January 27 that will allow the full construction of a six-story, 71-unit supportive housing development at 5300 South Calumet Avenue in Washington Park. The permit names Abrams Intergenerational Village as the property owner; that will be the name of the project, as chosen by developer The Renaissance Collaborative.

The application date for the permit is shown as June 10, and it came through with a reported cost of $28 million. UJAMAA Construction is named as the general contractor, and they’ll be erecting a building designed by Moody Nolan. All units will be affordable and intended for occupation by independent seniors, “grandfamilies” (kids raised by their grandparents), and younger tenants and/or students who will support elderly residents. There will also be social services provided on site.

The unit mix will include 29 studio apartments, plus 16 one-bedroom, 17 two-bedroom, and nine three-bedroom floor plans. A total of 37 apartments are laid out for full accessibility. Residents will have access to shared laundry facilities, office space, a library and computer room, a fitness center, lounge areas, and a community dining hall. There will be two dozen surface parking spaces on the property, plus a playground, gardens, and a rooftop terrace. The cost estimate for the entire project is $40.7 million.

Located on the southwest corner of Calumet Avenue and East 53rd Street, the site is a vacant lot, so no demolition permit will be required before construction can begin. It is on the opposite corner from TRC Senior Village, which The Renaissance Collaborative opened about 15 years ago. It is not yet clear when construction will start, nor when units will be available for move-ins.

5300 South Calumet Avenue is one block west of Washington Park and its variety of outdoor activities, and is well-served by CTA transit. The north-south Route 3 bus makes stops one block east on King Drive. East-west bus service is available two blocks north via Route 15 at 51st Street, where the 51st Green Line elevated train can be boarded. The Garfield Green Line platform and stops for Route 55 buses are less than two blocks walking south to Garfield Boulevard.

  1. Love the size of this development!! The one off 3 flat infills are needed but with the size of the vacancies available near the green line seeing the creativity for larger infill is wonderful

  2. May this area fill rapidly and unobstructed. If 50% of the visible empty lots are redeveloped by 2030, Chicago can have a real chance to challenge the persistent narratives of a doomed state.

    High-rises will only come back into play once we utilize our thousands of acres of empty and underutilized land. The Green Line, in particular, is severely underdeveloped. Hard to advocate for additional lines when we have empty pavement fields surrounding existing stations.

  3. Is that the final version of this project? I think there were other, more appealing versions of this design.
