Two Fire-Damaged Humboldt Park Multi-Unit Residences Will Be Saved

A permit has been issued, and one remains pending, to rescue and renovate two vintage multiunit residential building on North Drake Avenue in Humboldt Park. A fire reported at 636 North Drake in April of last year also damaged the home next door at 634 North Drake. Street View images show both buildings boarded up.

The two permits name the same person as the owner of both structures, and they received permission to begin renovation at 634 on December 9, with the permit citing a reported cost of $200,000. Pawel Gibas is named as the architect of record for both rebuilds, with First Midwest Remodeling of Lemont listed as the general contractor. The permit for 636 has been pending since October 1, the application date for both projects.

Real estate records indicate both buildings were completed in 1903. The owner purchased on in 1992 and the second in 2006, though it appears the title for 634 North Drake changed hands recently.

It is not clear when work is scheduled to begin on either building, nor is there an indication if they’ll be renovated simultaneously or one at a time.

    Hopefully in both buildings they duplex down the first floor & basement levels to create a larger unit, with a complimentary standard simplex upstairs.

  2. For anyone looking, this is the perfect example of why some of us YIMBYs get frustrated. Two fire ravaged vintage shells are being saved on the west side, while similar buildings that are in perfect condition are demolished in more affluent areas every day.
