The Chicago City Council has approved a residential development at 4641 North Ashland Avenue in Uptown. Located directly across the street from Chase Park, the project will serve as the second phase of the Lourdes School residential conversion next door. The effort is being led by the same developer, Honore Properties.

The project received Plan Commission approval last month after undergoing massing changes in response to community input. The five-story building is being designed by local firm Kennedy Mann and will be clad in a mix of red brick and gray panels. It will connect to the first phase of the Lourdes School development via a small second-floor lounge and a ground-floor lobby.

The remainder of the ground floor will include a handful of liner units, a bike parking room, and a 33-vehicle parking garage accessed from both the alley and Ashland Avenue. Above this level will be the remaining 78 residential units, consisting of five studios, 61 one-bedroom units, 10 two-bedroom units, and two three-bedroom layouts. Of these, 16 units will be designated as affordable.

Residents will also have access to additional amenity spaces, including a small rooftop lounge and outdoor deck, as only a few second-floor units will feature private outdoor space in the form of small terraces. The project is expected to cost approximately $21 million, break ground next fall following the completion of phase one, and be completed in early 2028.
