Chicago Bathhouse Scores Its Full Building Permit As Foundation Work Continues

The full building permit has been issued for the Bathhouse project at North Morgan and West Madison Streets in the West Loop. Meanwhile, work continues on the third edition, and the first iteration in Chicago, for Brooklyn-based Bathhouse. Serious concrete work is still going into the foundation, with rebar surrounding the site, awaiting placement for the three-story building.

The full permit came through on December 23 after pending in the Chicago Data Portal since August 25, and it includes a reported cost of $16 million. It follows the first permit, issued to drive piles on January 24, and the foundation permit, which was issued August 13. The two initial permits showed reported costs of $600,000 apiece when they came through. All three are assigned to 8 North Morgan Street.

Fulton St. Companies is building the facility for Bathhouse to occupy. The project replaces a surface parking lot, which earlier this decade was to be replaced by a 10-story condominium development, also under Fulton St.’s leadership. Gensler designed the facility, and DCS Midwest is named as the general contractor.

Valet parking would seem to be a likely option at the facility, and no parking is mentioned in any of the permits, but with its location in the heart of the West Loop, Bathhouse visitors will have plenty of public transit options. The CTA’s Morgan Green/Pink Line elevated platform is three blocks north of the site. The Route 20 Madison bus has stops on the corner of Madison and Morgan. A three-block walk south leads to the Route 126 bus at Van Buren Street. And for north-south travel, a four-block walk east leads to the Route 8 bus at Halsted Street.
