A month after a permit was issued across the street, another residential permit has been issued for the 4900 block of North Damen Avenue in Ravenswood. On December 22, developer Profus Construction Corp received a permit to build a three-story with basement, three-unit building at 4928 North Damen. Their application is dated May 13, and it came through with a reported cost of $950,000.

Vari Architects is named as the architect of record for the new building. Details of the permit include a rooftop deck with stair enclosure, a rear patio and stairs, and decks in front. A three-car garage will be built off the alley at the rear of the property, and it too will have a roof deck. Profus Construction will be the general contractor, in addition to their role as developer.

An existing single-family home that was listed on some real estate sites as having a second, non-compliant dwelling unit will require a demolition permit, as will its detached two-car garage. The home, built in 1907, sold in May for $645,000. The property is right across the street from 4913 North Damen, which received a construction permit of its own in November and has begun foundation work.

The sale price and reported cost, along with the one-to-one parking ratio, indicate the three new units might be condominiums, but at this time, it is not clear if they’ll be for sale, or if these will be rental apartments. No confirmation on when demolition will begin, but as of December 23, there is no fencing around the property.
