The new construction permit issued by the City of Chicago on November 14 will plug the gap at 1631 South Trumbull Avenue in North Lawndale where a vintage greystone residence was demolished almost 20 years ago. That building, likely at least a century old at the time of its demise, was ordered torn down by the city in December 2007, with the lot sitting vacant since.

Now, a new permit is approved to erect a three-flat in a two-story plus basement building. Westside Community Group, which is putting up three more three-flats two blocks west on South Drake, is the recipient of this permit. Designed by Hanna Architects, the structure is to include rear porches on both levels with a deck and stair enclosure on the rooftop. Three surface parking spaces will be added at the back of the lot. GMA Construction is named as the general contractor. The permit cites a reported cost of just under $800,000. It is not known if these will be rental apartments or for-sale condos.

On November 17, Westside Community Group received another three-flat permit for this block. At 1653 South Trumbull, a second building will be erected with the exact same specifications as the first permit, and with Hanna Architects and GMA Construction on board once again. On November 18, yet another permit came through on the west side of the street, at 1630 South Trumbull.

Residents of 1631 South Trumbull will have several convenient options for public transit. The #18 CTA bus is available at the north end of the block on 16th Street, and the #82 Kimball-Homan bus makes stops three blocks west along Central Park Avenue. To the south, the #157 bus stops two blocks away along Ogden Avenue. Also nearby are the Central Park and the Kedzie Pink Line elevated trains, each about half a mile to the south.
