A permit was issued by the City of Chicago on November 3 to construct a three-story plus basement, three-unit residential building at 1654 South Drake Avenue in North Lawndale. And soon, pending permits will allow identical proposals to be erected on either side of it. The nine total units are under development by Westside Community Group, Inc.

The two pending permits, for 1650 and 1658 South Drake, are identical to the three-flat that has been approved for 1654. All three were applied for on September 9th, and each building will have rear decks on the first and second levels, with an additional deck at the front of the third floor. Each lot will include three surface parking spaces on concrete slabs accessed from the north-south alley off 16th Street. Hanna Architects is the architect of record, with GMA Construction assigned to general contractor duties.

The subject parcel consists of three long-vacant lots just north of the three-way intersection at West 18th Street; the trio of buildings will fill that empty lot completely.

1654 South Drake Avenue is located a quarter mile north of the Central Park Pink Line elevated platform at South Central Park and West Ogden Avenues. CTA bus service is available two blocks north at West 16th Street via stops for Routes 18 and 82.

  1. Based off what I’ve been seeing, Humboldt Park and East Garfield are not the only areas seeing an increase in development. The entire west side has been growing like crazy and it’s likely gonna get even more consistent in the future.
