Plan Commission Approves Residential Development In Edgewater

The Chicago Plan Commission has approved plans for a residential development at 6150 North Sheridan Road in Edgewater. Located just south of the intersection with West Granville Avenue and a few steps from the lakefront, the proposal would replace a surface parking lot previously used by the neighboring Kindred Hospital.

Efforts for the project are being led by a local LLC, with Hanna Architects working on the design. Similar to other nearby properties, the five-story building will not include any ground-level retail. Instead, it will be anchored by a row of duplexes connected to the basement level, each with its own front porch accessed from Sheridan.

The rest of the lower level will hold a small parking garage and additional spaces along the alley, containing 40 spaces in total. The upper levels will contain the remaining units, with 40 residences in total made up of 18 two-bedroom, 20 three-bedroom, and two four-bedroom layouts, each with a private balcony or terrace.

Residents will also have access to a shared rooftop deck. The larger floor plans and ample parking are due to the units being condominiums. The building will be clad in a dark brick exterior with exposed concrete details. The project will cost around $15 million to build, with the team expecting to break ground within the next 18 months.

  1. OMG, 40 parking spots for 40 units? Oh my GOD the horror!

    I’m like 26 and I have a Ventra and I and my dog don’t own a car and we are SO MAD that there is so much parking here! The city deserves better than those evil smog belching cars; I’m going to go spend $20 on some coffee (plus a tip for my poor barista brethren) at Starbucks now, seeya later!

    😉 Just some Thanksgiving fun, but we all know that a comment like that is bound to arrive sooner or later….

    • Guarantee you spend all day complaining about traffic while posting from the driver’s seat of your car lol
      Are there rules for commenting so we can just ban troll comments and move on?

      • Outdated references should have mentioned spending $50 on a labubu instead of coffee. Next time try wrapping our mouth around the pipe of your favorite vehicle in the strip mall next to you and all the lovely smog will help your next comment be a tad more with the times.

  3. I live nearby and I’m surprised the redevelopment of the Kindred property isn’t generating more neighborhood buzz (or NIMBY hate). The land for redevelopment includes the closed hospital (demo has started), the Sheridan Road parking lot in this article, and a second parking lot behind the hospital on Kenmore.

  4. Surprised they didn’t go for something taller with the plot being so close to the lakefront.

    • The fact there are multiple high rises blocking the view of the lake from this property might be a reason they didn’t go any higher. They might also be building to the current zoning. I’m not sure.

      • Zoning map says this is RM-5.5, so yeah, probably just an “as of right” play.

        And with current market conditions, plus fervent NINBYism in the area, probably wise not to overthink it.
