A six-unit residential building was permitted by the city on October 15 for 5328 South Indiana Avenue in Washington Park. It will stand next to a second building with an identical permit that remains pending in the Chicago Data Portal for 5326 South Indiana. Both are being developed by Famor LLC.

The first permit was applied for on August 22, and it came through less than a month later with a reported cost of $734,400. Designed by Pavlovcik Architecture, the homes will have front and rear porches, and a three-space concrete parking slab will be added at the rear of the lot off the alley. Click Development LLC is named as the general contractor.

At 5326 South Indiana, an identical six-flat permit awaits in the portal. The two projects fill up part of a five-lot vacant space mid-block between 53rd and 54th Streets. There are several other developable parcels on the block, but no other permits are pending. Directly across the street at 5331 South Indiana, a six-unit apartment building from another developer was permitted in October 2023 and now appears to be fully leased. It is not clear if the two newest developments will be rentals or for-sale condos.

5328 South Indiana lies two blocks from the Garfield Green Line elevated platform at Garfield Boulevard and Prairie Avenue. Route 55 CTA buses are available less than two blocks south along Garfield Boulevard. Route 29 buses to the west at State Street and Route 3 buses to the east at King Drive are within a three-block walk. The Garfield Red Line train is located about three-quarters of a mile west at the Dan Ryan Expressway.

It’s good to see empty lots filling in.
Wonderful location! The design fits well on Indiana Av. The Garfield Blvd Bus Priority Program information session is scheduled for November with virtual session on December 8th. Great corridors abound in Washington Park.
At the current rate of new development, the new housing + hotel tennis facility will accelerate this area’s turnaround. I really hope the land near the Garfield Station sees some significant density. The city must not squander that opportunity.
Wow I really like the design of 5331. I hope the new ones have a similar aesthetic. Either way, love to see this infill.
