Work is approved to begin on a four-unit residential building at 1821 North Kimball Avenue in Logan Square. The entity of Kimball 1821 N LLC is the property owner. Panoptic Group is named as the general contractor, working with designs by Hanna Architects.

This is to be a four-story plus basement structure with front and rear decks at the first, second, and fourth levels. A two-car garage will be built at the alley, and two surface parking spaces will complete the one-to-one parking-to-residence ratio. There are no rooftop decks mentioned for either structure. A five-foot-high wood fence will enclose the property.

The application to build is dated August 8. The permit was issued on September 24 with a reported cost of $1.583 million. A demolition permit issued in February 2023 allowed for the removal of the 1893-built home on the site. That permit shows the same LLC as the owner, but real estate records show the sale of the property not closing until May of this year for $559,000. The most recent Street View images show the home has since been demolished, with Land Enterprises completing the work.

With more than $2 million at play, it is likely that these units will be for-sale condos.

1821 North Kimball is one block from access to the Bloomington (606) Trail. For transit, the Route 82 Kimball-Homan bus stops on Kimball Avenue at the 606. East-west buses are available two blocks north at Armitage Avenue (Route 73) and two blocks south at North Avenue (Route 72.) The 72 bus is the easiest way to get to an elevated train, with the Damen Blue Line platform located two miles east at North and Damen Avenues.
