A fall opening for condominiums at 2405 West Sunnyside Avenue is fast approaching, as the construction crew continues its work on the Lincoln Square building. Platinum Homes is delivering eight new condos here, and exterior work on the residences looks close to completion. At the back of the property, work is ongoing for the lower-level parking and egress from the alley.

360 Design Studio created plans for the building. The ground level will have 1,100 square feet of divisible retail space, tentatively assigned to the addresses of 4454 and 4458 North Western Avenue for now, plus a garage with spaces for eight cars and four bicycles. The residential lobby will be accessed from a walk-in door on Sunnyside. Two residential units will occupy each of the upper four floors. They will all have a private balcony, with fifth-floor condos also featuring rooftop decks.

Platinum Homes is their own general contractor for the build. They received a construction permit on November 29 of last year that included a reported cost of $2.81 million. It is their website that announces the anticipated fall opening.

Residents of 2405 West Sunnyside will live close to a variety of public transit options. The Western Brown Line elevated platform is just two blocks north, and that station also acts as a depot for CTA Routes 49, X49, 49B, and 11 buses. Stops for both the northbound and southbound Route 49 buses are located on the intersection of Western and Sunnyside. For east-west travel, the Route 78 bus is one block south at Montrose Avenue. The Ravenswood Metra station is about one mile northwest; the Route 81 bus, which runs three blocks to the north at Lawrence Avenue, can be used to connect with the UP-N trains there.

  2. Major density improvement from initial conditions, but the architecture is severely bulky. There’s just something about that top floor that feels awkward, almost like an afterthought. The band missing on the north facade running along the top would’ve helped simulate an attempt at a cornice.

    They should’ve just carried the language of the 4th floor to the top. Still better than an auto shop, though.

    I love to compare the renders to the actuals.

    Looks like they ran out of white bricks when they got to the top floor. Around the windows on front and that band along the side. So sad, now the top floor looks like a slap-on.

  4. Agree about the blocky top – is it supposed to remind us of a mansard roof? A miss for sure. But otherwise, successful project.

  5. Is the top floor supposed to be a nod to the Haussmann style of Parisian buildings? That does explain the color change and angled profile. But if so, they didn’t really pull it off.

    Unlike the weird Haussmann homage at 5978 N Lincoln, which really “went there”

      That would be a fun architecture tour. An anti-architecture segway tour. Does the city still do those?

  6. This building is an example of all the awful designed bulky brick boxes going up all over town. Drive down Clyborn and it’s full of these boxes. Nothing is appealing and attractive. Please architects (and developers) start using some alternate materials other than brick and concrete blocks. You’re ruining this beautiful city!
