A new three-story with basement, two-unit building is set to replace a 140-year-old multi-unit residence at 1404 West George Street in Lake View. A permit was issued August 21 allowing construction to begin. It came through with a reported cost of $920,000 three months after its May 19 application date.

The permit calls for a private roof deck and access stairway. A detached two-car garage at the rear of the property, accessed from the alley off Southport Avenue, will also have a rooftop deck. Design work is by Michael Cox & Associates. The entity of 1404 West George LLC, registered to an address in Park Ridge, is named as the developer. A separate pending permit in the Chicago Data Portal as of August 25 designates Knightsbridge Prestige Construction Company as the new general contractor. Though not confirmed, the presence of two dwelling units across four levels would indicate these to be one duplex-down condo and one duplex-up for-sale condo instead of rental units.

Before work can begin, a demolition permit will need to be issued for the existing multi-unit residence on the site. Real estate records show the home was built in 1885 and was purchased by the LLC in April for the same figure, $920,000, as the reported new construction cost.

1404 West George Street is located two blocks north of public transit via the CTA’s Route 76 Diversey bus. About three blocks southwest are stops for Routes 9 and X9 buses on Ashland Avenue.   1. So we are tearing down a building from 1885 to build something with FEWER units? Looks like the existing building has 3 units. There’s a Youtube video of the interior, just search on the address.
