A pair of three-flats have been approved this month for adjacent lots at 3155 and 3157 West Monroe Street in East Garfield Park. Both were issued with reported costs of $480,000 for each permit, with 3155 coming through on September 11, and 3157 issued on September 18. Applications were filed for both on June 17.

The two permits are identical. They call for three-story, three-unit buildings with rear decks on the second and third floors. Three surface parking spaces with EV-ready outlets will be added at the alley behind the lots. Five-foot metal and six-foot wood fencing will surround the lots, which are both currently vacant.

Truth Properties LLC is named as the developer, with Alan Leskiv providing designs. AG Construction & Restoration is the general contractor.

The Kedzie Green Line platform and the Kedzie-Homan Blue Line platform are both within four-block walks of the two new buildings. The CTA’s Route 52 bus, less than a block west at Kedzie Avenue, can be used to connect with both trains. Route 126 buses are also available on Kedzie, and the 20 Madison bus is one block north.
