A two-story, two-unit building has been permitted for construction at 653 North Spaulding Avenue in Humboldt Park. The subject parcel lies just south of the intersection of Spaulding and Huron Street. It has been vacant for more than a decade after the city ordered the emergency demolition of a vintage two-story greystone back in June 2014.

GT Alternatives is the developer and general contractor, with Peter Sterniuk named as architect of record. The building is to include a basement and wood decks connected by a wooden stairway in the back. A three-car detached garage will be built on the alley accessed from Huron Street. Real estate listings indicate these will be for-sale condominiums, with a four-bedroom duplex-down in the basement and first floor, and a two-bedroom single-level unit on the second floor. The application to build was filed on June 11, with the permit coming through on August 12. The reported cost of this permit is $350,000.

653 West Spaulding is within a two-block walk of three CTA bus routes. East-west service is available via Route 66 north along Chicago Avenue. Routes 82 and 52 run north-south at Homan Avenue to the west and Kedzie Avenue to the east. UP-W trains stop at the Kedzie Metra station half a mile south. The 52 bus can be used to connect with the Kedzie Green Line elevated train about three-quarters of a mile south at Lake Street.
