New Renovation Permit Allows Garage Demolition For Three-Flat In Avondale

A renovation permit issued for the property at 3329 North Whipple Street in Avondale will do the work normally requiring a demolition permit and permission for new construction. A three-story, three-unit residence is planned for the site, but first, the garage next door that crosses the lot line will be torn down.

The subject parcel appears to have been a side yard for the home at 3325 North Whipple, with the garage at the alley extending north beyond the footprint of the residential structure. To correct that, and build the three new units, a single renovation permit was issued on September 2, with an application date of June 23. It includes a reported cost of $554,125. It calls for a roof enclosure, rear decks connected by a three-level stairway, and fences at the front and sides of the home. A two-car garage will be built in the back, with no mention of it having a rooftop deck of its own.

3327 N. Whipple LLC is named as the owner and developer of the building, with Axios Architects handling design work. Olympus Construction Inc, registered to the same Loop address as the LLC, is listed as the general contractor. It is not clear if these will be for-sale condos or rental apartments.

Residents of 3329 North Whipple will live within a two-block walk of a pair of east-west bus lines. Route 152 runs along Addison Street to the north, and Route 77 stops on Belmont Avenue to the south. For north-south travel, Route 94 is available about four blocks west at Roscoe Street and California Avenue. The Belmont Blue Line subway station is just over half a mile southwest. The westbound 77 bus can be used as a connection.

    Looks like both homes split the lot as side yard. Wonder if it was legal or just a land grab. LOL
