A new construction permit issued by the City of Chicago on August 28 will add a residential building on a Washington Park block currently improved with only one property. At 5827 South Prairie Avenue, Garfield Ridge Investments LLC has permission to erect the three-flat they applied to build on April 16. The permit cites a reported cost of $500,000.

Next door, 5823 South Prairie is the only other structure on the east side of the street. There are no other permits pending in the Chicago Data Portal for the site, which backs up under the elevated Green Line tracks. About half the lots on the west side of the street are improved.

The permit for 5827 South Prairie calls for a three-story, three-unit masonry building. A stairway will connect wood decks at the rear of the structure, and three parking spaces will be added on a concrete slab off the alley. Victor Drapszo is named as the architect of record, and Bestway Remodeling & Decorating, LLC will handle general contractor duties.

The property is located just two blocks from the myriad of recreational and leisure activities in Washington Park. For transportation, the Garfield Green Line elevated platform is three blocks straight north at Garfield Boulevard and Prairie Avenue; the CTA’s Route 55 bus is also available here. For north-south travel, the Route 3 King Drive bus is less than two blocks to the east, and the Route 29 State Street bus is four blocks west.

    So amazing to me that there can literally be blocks of empty lots adjacent to CTA tracks. Glad to see it getting a new build.
