Full Permit Issued For 40-Unit Lawrence Gateway In Albany Park

A permit was issued by the city on September 24 to allow the construction of Lawrence Gateway, a residential development from MAS Ventures at 2919 West Lawrence Avenue in Albany Park. The application to build is dated June 2024, and it comes through with an $18 million reported cost. It is assigned to the address of 2923 West Lawrence.

Lawrence Gateway was approved by City Council early in 2024. It was to be a five-story, 40-unit residential building from developer MAS Ventures and architecture firm Wight & Company. However, a pending permit in the Chicago Data Portal as of September 24 calls for one more unit, for a total of 41, and for the relocation of the parking.

The apartments will consist of studio, one-bedroom, and two-bedroom floor plans ranging from 511 to 1,047 square feet. Eight units are designated as affordable apartments. LG Group is the general contractor.

Two ground-floor retail spaces are included in the plans. There will be a 19-space surface parking lot on the west portion of the site that can’t be built upon because of underground infrastructure. As mentioned, a pending permit now calls for the relocation of those parking spaces, though there are no specifics as to how or where they’ll be placed. One storage space per unit will be included for bicycles.

The subject property lies immediately west of the Chicago River, east of Manor Avenue and across Lawrence Avenue from Ronan Park, which is itself having some work done. A permit to tear down the single-story masonry building at the site came through on August 21st, naming Atlas Industries as the demo contractor at a reported cost of $135,00. Demolition of that building is now complete.

Future residents will find stops for the CTA’s Route 81 bus at the corner of Lawrence and Sacramento Avenues, just one block west. The Francisco Brown Line platform is less than a three-block walk south on Manor Avenue.

  1. I’ve been wondering about the status of this one as I drive by the site often and it’s been stuck in limbo for a while. I also wonder what the deal is on the relocated parking. Like, just shifting/reorienting the lot a bit? There’s really no other place on the site where parking works (and they can’t build on the easement anyway).
