A permit issued Monday to the address of 1735 West Grand Avenue means the 1747 West Grand residential development is about to begin in West Town. Developer Panoptic Group applied for the permit on February 26, and it came through September 15th with an $8.685 million reported cost. Panoptic Group will also be the general contractor on the build.

City Council approved the development in December of last year. Most of the site has been vacant since a 2017 demolition permit removed the commercial building at 1747, and the tear down of the residence at 1735 West Grand, permitted in April of this year, cleared the remainder of the parcel.

Designed by Hanna Architects, this will be a five-story structure with 32 dwelling units, all of them featuring two-bedrooms floor plans with a recessed balcony. The ground floor will include 2,750 square feet of commercial space, a 22-stall parking garage accessed from the alley behind the building, bicycle storage, a dog wash station, and a small vestibule with a mail room. The residential units will occupy the upper four levels. The building will have a roof deck with stair enclosures and the elevator overrun.

Route 65 Grand buses stop half a block west at the Wood Street intersection. For north-south travel, 9 and X9 buses are available two blocks east at Ashland Avenue. Damen and Ashland Green Line platforms are each just over half a mile south along Lake Street.
