New Demolition Permit Clears Corner Parcel For 2237 Roscoe in Roscoe Village

A demolition permit issued by the city on July 10 will clear the second parcel for a new residential building named 2237 Roscoe in Roscoe Village. Located on the southwest corner of Roscoe and Bell Avenue, 2233 West Roscoe Street will meet the same fate as next-door neighbor 2239, which was demolished in 2021. Brophy Excavation is names as the demo contractor, with this permit carrying a reported cost of $19,450.

Real estate records show 2233 West Roscoe was constructed in 1903, and sold to a developer identified as Roscoe-Bell Properties LLC for $555,000 in July 2021. The same developer purchased the adjacent two-story masonry building at 2039 West Roscoe for $1.125 million that same year. Built in 1923, it contained residential units on the second floor and commercial space—most recently occupied by American Drapery—until its demolition.

Garner Development, the entity behind the LLC, has a pending permit in the Chicago Data Portal to build a four-story building with six dwelling units on the site. A website already created for 2237 Roscoe calls for a two-car garage at ground level, while the developer’s project page and permit information both acknowledge outdoor rooftop space. A rendering of the building shows no balconies facing Bell Avenue or Roscoe Street, but does not include an image of the south and west façades. Private outdoor living spaces are specified on the website, however.

The architect of record is named as a+c architects of Skokie. No general contractor has been named as yet in the pending permit. Units will be four-bedroom and five-bedroom condos, with delivery expected in fall 2026.

  1. Sad to lose the turret, but the new building actually looks quite nice.

    • Eh, thats not really a REAL turret. Looks like an addition made decades after original build so not really that bad of a loss.

      • If I were a gambler, I’d bet it is a REAL turret that was renovated into oblivion over the years. But same outcome. Nothing left to save :(.

    • Agreed – it’s at least a solid replacement and not just a box with metal cladding.

    If the signage and render are correct, that will be one unit per floor. Four and Five bedroom units, damn those are large.

    • More likely to be 2 units per floor, with the 4 bedroom units on floors 3 & 4, and the two 5 bedroom units being duplexes with a majority of their square footage on the 2nd floor, & the remainder on the portion of the 1st floor that is not occupied by the garage, lobby, support, & utility spaces.
