Three permits issued over a two-day period signal the beginning of a new multi-unit residence at 1830 North St Louis Avenue in Logan Square. Permission was granted on Tuesday, July 29 to build a two-story plus basement, two-unit building where a home and coach house stand now. A day later, on the 30th, demolition permits were granted for both of those structures.

E.R.A. Renovations LLC of Glencoe is the owner and developer. Real estate records show they purchased the property earlier this year for $305,000. Listing photo shows varying stages of a gut-rehab underway of the interiors. Instead of completing that work, E.R.A. will start fresh on the dwelling units, while replacing the coach house with a detached two-car frame garage. They will do their own general contracting duties, with Jose Pareja named as the architect of record. The construction permit was applied for on June 3 of this year, and it comes with a reported cost of $500,000. Carlos Group is named in both subsequent permits as the demolition contractor.

1930 North St Louis Avenue is located half a block north of the Bloomingdale (The 606) Trail, less than a half mile from the western trailhead. CTA bus service is available one block east via Route 82 stops at Kimball Avenue and Cortland Street. Route 73 buses run east-west two blocks north along Armitage Avenue. That route can be used to connect to the Western Blue Line elevated platform about a mile and a half east.
