Work remains at foundation level for an eight-unit residential building at 4529 North Western Avenue in Lincoln Square. A permit to build was issued in August, but the site wasn’t active until March, with very gradual progress made since then. The basement level is in, and steel work to support the upper floors spans across the concrete walls.

Perhaps related to the delay is an alteration permit issued on March 7 that called for a revised foundation system based on the soil report from the property. A change was also made to the reported construction cost of the original permit, reducing it from an obviously erroneous $17.7 million to a much more believable $3.46 million. It is expected that these units will be for-sale condominiums.

Designed by Hanna Architects, the four-story, eight-unit building will include a basement, where eight indoor parking spaces will be located. A roof deck will sit atop the garage portion of the basement, with levels one through four each getting their own outdoor decks. An additional rooftop deck will crown the fourth floor. New Homes Inc of Lincolnshire is the general contractor.

4529 North Western Avenue is less than two blocks south of the Western Brown Line elevated train platform, where commuters can also find stops for the CTA’s Route 11, 49, X49, and 49B buses. Another two blocks north of that is Lawrence Avenue, where Route 81 buses run east-west. The Route 81 eastbound bus can be used to connect with the Union Pacific-North line at the Ravenswood Metra station, located about one mile northeast of where the new homes are being built.
