Permission has been granted by the city to begin construction on a three-story plus basement, three-unit building at 1073 West Polk Street in Little Italy. It is the first replacement for a pair of 1880s-era homes that were permitted for demolition in March for redevelopment. The entity of 1073 W Polk LLC, registered to an address in Orland Park, is the developer. The permit application was filed on March 5th, and it came through on June 3rd with a reported construction cost just under $1.1 million.

Details of the permit include Polk-facing balconies on the second and third floors and a rear stairway connecting all three levels. The previous residence did not have a garage, and there won’t be one built with the new construction. Instead, two surface parking spaces on a concrete slab will be added on the alley off Aberdeen Street. Hanna Architects is the architect of record, and Osiris Construction of Bensenville will be the general contractor.

Real estate records show that 1073 West Polk Street was built in 1888. It sold in 2023 to the LLC for $350,000 and was permitted for demolition on March 17th. They purchased 1065 West Polk the same year for the same price. A permit is pending for that parcel in the Chicago Data Portal to build another three-flat with the same specifications as those for 1073.

1073 West Polk Street is within a four-block walk of CTA service via the Route 60 Blue Island/26th bus on Racine Avenue and the Route 7 bus at racine and Harrison Street. The Racine Blue Line elevated train platform is less than half a mile northwest at Racine and the Eisenhower Expressway, with the UIC-Halsted platform an equal distance to the northeast.

  1. A sad but warm goodbye to a little piece of history. Little homes like this housed immigrant families for many years. I hope the last occupants have found a good place to call home.
