A demolition permit has been issued by the City of Chicago to remove the single-story commercial building at 1412 West Belmont Avenue in Lake View. The Alverna Group LLC is the recipient of the permit, which came through on June 3rd. It names L. Kearney Inc as the demo contractor and cites a reported cost of $15,000.

Tearing down the building will allow Alverna to construct on four-story residential development on the site. A pending permit in the Chicago Data Portal calls for three units over first-floor retail space. The ground level will also include two interior parking spaces, with a roof deck covering the garage area. A private rooftop deck will also be included atop the fourth floor of the residential portion of the building.

The PR firm of Carol Fox & Associates used to call 1412 West Belmont home. They relocated three blocks east on Belmont this spring to vacate the building for before its demolition, which has allowed them to move their entire staff into a single facility.

Upon completion of the new residences, 1412 West Belmont dwellers will have access to the CTA’s Route 77 bus on this block of Belmont Avenue. A two-block walk west to Ashland Avenue leads to Route 9 and X9 bus stops. The Southport Brown Line elevated train platform is a four-block walk north on Southport Avenue.

  1. $15,000 seems a little low for demo costs, unless that’s the permit fee.

      $15,000 is the “Reported Cost” on the permit. I, for one, never take that figure literally. And the demo contractor is often involved in foundation work for the new construction, so who knows what they’re actually charging.
